Galveston Island
A 32 mile barrier island with a Victorian downtown, a working port, a medical university and the Gulf at the end of every street. People who fall for Charleston or Savannah tend to fall for Galveston, and here their money still buys the porch.
Whole blocks of 1880s and 1890s Victorians, many by the architects who rebuilt the island after the Great Fire of 1885, protected inside four local historic districts.
Mardi Gras, Dickens on The Strand, the Grand 1894 Opera House, art walks, shrimp boats and a downtown that stays open after the day trippers leave.
Gulf beaches along the Seawall and the West End, calm bay and canal frontage on the north side, Galveston Island State Park, and boat access most coastal towns charge twice for.
UTMB Health and Texas A&M Galveston anchor the island year round, which matters as much to retirees as it does to families.
Roughly 45 to 60 minutes up I-45 to Houston, with an international airport beyond it, so family visits and specialist appointments stay easy.
Island demand runs year round, so many owners cover part of the carry with short or seasonal rentals. The rules differ by neighborhood, and that conversation happens before you write an offer.
Relocating
Most of the people Felicia works with are not moving across town. The History Of Galveston
Galveston was the richest and busiest city in Texas in the 1800s, with a port, a bank row and a Victorian downtown to match. On September 8, 1900 a hurricane took much of it away in a single night, and the island answered by building a seawall and then raising the grade of the city itself behind it. Everything charming about Galveston today sits on top of that decision.
The survivors of 1900 are the reason whole blocks of 1880s and 1890s architecture still stand, and why four local historic districts now protect them. It is also why elevation, grade and construction era matter so much here: two houses on the same street can sit at very different heights, and that shows up in both the risk and the premium.
Knowing which era a house comes from, what was done to it after which storm, and how it is elevated today is most of what separates a good island buy from an expensive lesson.
